A leading-edge and comprehensive shopping center leasing & marketing organization is looking for a talented Business Development Manager. This position will be based in Oklahoma City.
The primary purpose of this position is to prospect, evaluate, develop and close localized sponsorship and temporary retail opportunities for OKC Outlets to drive income and occupancy while enhancing the experience for the customer.
The Business Development Manager will be responsible for negotiating Sponsorship and Lease Agreements to achieve the financial objectives of the property, refer prospective tenants for approval and coordinate Sponsorship and Specialty Leasing agreements.
Identify, prospect, evaluate and negotiate appropriate temporary in-line and common area short-term leasing deals to meet and exceed specialty leasing income forecasts for OKC Outlets.
Responsible for prospecting and canvassing new retail businesses and operators for common area and in-line opportunities and maintain positive relationships with current operators.
Screen and vet all prospects and applicants, send applications and set appointments.
Structure deals and negotiate rents to meet and exceed financial obligations of the Specialty Leasing program.
Communicate and coordinate the deal activity and terms in concert with General Manager, TORG and Ownership teams.
Engage as appropriate with rent collection, sales reporting collection and business communication with tenants.
Maintain reporting and ensure real-time accuracy in for all deal making activity & canvassing reports. Provide frequent and real-time updates on status of deals and pacing.
Manage accurate forecasting on a monthly, quarterly and annual basis.
Implement, monitor and enforce Operational Rules and Regulations and presentation standards; ensuring all tenants adhere to rules, policies, procedures, visual standards, etc.
Maintain records, correspondence and files.
Implement, develop, plan and monitor other items or tasks as are determined by the General Manager and TORG on an as needed basis.
Identify, create, sell and implement cohesive marketing revenue opportunities to clients through the strategic positioning of center assets, media assets and center programming in order drive income and enhance the shopping experience at the property and provide value to advertisers and sponsors.
Coordinate shopping center visual merchandising, signage and advertising programs to achieve the above goals.
Bid and maintain production costs for all aspects of the program.
Responsible for prospecting and canvassing new sponsorship opportunities.
Establish rate sheets based on current inventory and new inventory.
Develop and execute a sponsorship strategy including analysis of existing sponsors as well as identifying opportunities for growth.
Screen and vet all prospects and set appointments.
Structure programs and negotiate investments to meet and exceed the financial goals of the center.
Communicate and coordinate the activity and terms in concert with General Manager, TORG and the Ownership team.
Maintain records, correspondence, and files.
Foster relationships with sponsor partners; following through on make good by OKC Outlets.
Implement, develop, plan and monitor other items or tasks as are determined by the General Manager and / or TORG on an as needed basis.
Skillset, Personal Qualities and Background
We expect candidates to have a passion for retail, prospecting and sales. Excellent communication skills and team-oriented nature are imperative.
Candidates must be highly self-motivated, conscientious, able to work independently and able manage multiple projects simultaneously.
BA or BS degree with emphasis in business development marketing or sales.
4-6 years previous experience in business development, leasing or sales.
Relationships with local and regional advertisers is desired.
Knowledge of retail management, shopping center industry, or real estate industry are a plus but not necessary.
Excellent interpersonal, communication, selling and negotiation skills with the ability to use tact and diplomacy when interacting with others.
Proven history of achieving sales goals.
Demonstrated business acumen. Ability to read financial statements and interpret data accordingly.
Superior computer skills combined with the ability to effectively communicate verbally, visually, and in writing are essential to success.
Flexibility to work varied schedules including weekends and evenings
Ability to handle multiple projects simultaneously.
Ability to think strategically.
