Responsible for the development and execution of the enterprise's brick & mortar capital strategy to deliver required ROIC over time, including major projects, within the wall remodels, fuel centers and Customer Pickup. Also responsible for leading real estate asset management efforts at the Divisions, including lease restructuring, expense reduction, and new third-party property management opportunities. Essential Job Functions:
Direct and oversee Real Estate Managers in their services across all Divisions with responsibility for various functions including overall network performance evaluation, capital strategy & deployment, including new stores, fuel centers, remodels and Customer Pickup. Partner with Division leadership in the development of their capital plans.
Travel to areas to evaluate storing opportunities for growth or contraction and direct team of associates to procure the best possible deals for the Company at the best available locations through diligent, proficient, and aggressive negotiating.
Manage a pipeline of major projects, using our critical path data to ensure we invest in the best projects across the enterprise with our capital allocation in order to increase ROIC over time. Work closely with VP Real Estate and Facility Engineering to implement a quarterly allocation system for major projects.
Ensure good communications and efficient productivity in the completion of construction and maintenance of stores by working closely with the Regional Facility Engineers
Ensure that regions prepare cash flow analysis on proposed projects with highest of integrity, and execute projects by handling entitlements/zoning efforts and composing/negotiating legal instruments to accurately reflect negotiated terms for the transaction.
Direct all regional real estate asset management efforts, including network evaluation, closing evaluations, lease restructurings, expense; reduction, new third-party property management opportunities and various other tasks that arise from time to time.
Partner with Shared Services to ensure Division leadership and our stores receive professional levels of "back-office" support, including property management, expense collection, maintenance, third-party approvals, and all various and mesne support that Division Real Estate Departments have historically provided.
Member of the Capital Expenditures Committee & Pre-Capital Committee. Assist with approving Division's capital projects as per policy, and present projects to the Capital Committee on a monthly basis.
Train, lead, and direct the work of internal and external resources in numerous areas of expertise and has a significant span of control.
Supervise and coach direct reports in the performance of their duties; complete performance reviews and provide feedback to direct reports.

Minimum Position Qualifications:
Bachelor's degree in business or real estate
At least ten years of experience in commercial/retail property management, real estate leases, accounting, contractual obligations and legal liabilities, and sales experience; or equivalent combination of education and experience.
Ability to preserve the confidentiality of information

Ability to organize and prioritize a variety of tasks/projects
Ability to travel 50% of time
Proficiency with standard business software, including Microsoft Office Suite, web browsers and email clients.
