Our client is seeking an experienced Director of Construction to join their Washington, DC office. With an impressive portfolio of successful retail and mixed use properties, and a very large development pipeline at all phases of execution, this is one of the most active developers in the Mid-Atlantic. This person will be a key component to a great team helping execute one of the largest mixed-use development projects in the Washington, DC area.
Reporting to, and collaborating with the head of construction for the Mid-Atlantic region, this position will focus on ground up development/redevelopment projects that include all aspects of the construction process from pre-construction through tenant fit out. Projects will/may require major infrastructure replacement and coordination, streetscape revitalization, and thoughtful implementation of many, new mixed-use buildings ideas and components.
Oversees and manages the construction activities in the Washington DC Metro area throughout the development process to keep the project on schedule and on budget. Manages cost controls and risks through the project(s).
Oversee and manages pre-construction/construction activities in delivery of company owned program with third-party development partners.
Proactively anticipates on site workflow/logistics efficiencies and conflicts so that impacts to the business and residential community are mitigated as much as possible.
Prepares RFP packages, manages bidding processes, and participates in contract negotiations.
Interfaces with Design Development Managers to ensure timely and accurate information flow.
Manages contractors, governmental agencies, utility providers and others to deliver projects on time during the construction process.
Bachelor’s degree that is preferred in Construction/Building Sciences and at least 10 years of relevant experience working for a general contractor and/or retail real estate developer
Experience in urban mixed-use retail/residential/office required.
Experience in the retail and food and beverage industry coordination a plus
Experience on the retail side of Tenant Construction / Construction Management a plus
Ability to read and comprehend complex construction drawings and legal documents for ensuring conformity to the company and/or Tenant requirements
Must have proficient knowledge of Microsoft Office, scheduling and project management software
Clear and concise written, verbal, and interpersonal skills able to communicate effectively with internal personnel, consultants, contractors, tenant representatives and governmental agencies
Strong, quantitative, problem solving skills to resolve project issues
A positive team oriented mentality
