Looking for an accomplished commercial project management professional for a successful master planning retail/shopping center development company that also involves land development for multi-family, and single-family projects. Seeking a person with at least five to ten years of experience as a Senior Construction Project Manager. Candidates must have experience as an owner representative in the field of construction, including but not limited to: administering and managing the entire construction contract from project conception, to final tenant delivery; identifying, negotiating, executing, and managing change orders, submittals, and RFI’s; budgeting/estimating; scheduling; document control; and, oversee all work operations. Candidate must demonstrate intimate knowledge of negotiating change orders, tracking the appropriate credits, and obtaining reimbursements in a timely manner. This career opportunity will demand professional representation aligned with the interests of the owner when interfacing with governmental agencies, architects, engineers, contractors, and sub-contractors. Candidates will work closely with in-house team members, and coordinate with consultants. Exceptional communication, organization, and teamwork skills are required. This is a hands-on career opportunity that entails office, and day to day field presence for monitoring and verifying contractor work, attending low to high level meetings, and the ability to self-manage. This position requires a person to fulfill their duties in complex and diverse projects, while working with an existing team of highly talented in-house professionals who have experience in planning, entitlements, and underground/civil construction. All team members report directly to the owners of the company. Knowing how to estimate accurate vertical construction costs for proforma use is a critical component of this job, as well as being able to read construction plans and discover deficiencies. Candidate needs to be articulate and collaborative communication. Technology is heavily used to carry out job duties. This job entails supervising all pre-construction services such as setting up master project schedules, job cost set-up, bid packages and construction pre-planning. Excellent command of written and verbal communication is required. Creative problem-solving abilities with a talent for developing trusting and productive relationships within the organization is highly valued. A degree in Construction Management, or Architecture is preferred. Key Responsibilities: • Manage projects as required by owner directives, permits, governmental codes, and established construction standards. • Review plans and specifications to ensure they meet project design requirements, building code, and budget. • Prepare budgets at appropriate milestones and intervals, or at owners request. • Prepare, evaluate, and award bid packages. • Ensure company standards are met before General Contractor commences work. • Direct architects, engineers, consultants, and contractor’s activities to meet project schedules. • Control project costs within the approved budget. • Develop, maintain and manage the project schedule. • Work with project staff to have a cohesive effective team. • Close out projects with contractors, make sure punch-list is completed in a timely manner and provide Property Management with all warranties and operations manuals.
