This individual will be responsible for the day-to-day operations of the property.
Report to onsite General Manager
Responds to property emergencies as needed during and after hours, which includes rotational Manager on Duty and Manager on Call responsibilities.
Interface with property construction services on the coordination of Landlord and Tenant work.
Plan, direct, schedule, and manage all landscaping, repairs, preventative maintenance and construction activities.
Prepare and administer repair and maintenance budgets including major repairs and capital improvements.
Participate in the bid process for contracted services including competitive pricing, contract negotiation, and selection of the final contractor.
Hire and negotiate with subcontractors.
Serves as a liaison between the Company and subcontractors, inspectors, and utility companies.
Coordinate and supervise activities with all contracted services to ensure maximum efficiency and overall smooth operation.
Recruit, train, discipline and direct the daily work assignments for all maintenance personnel, including assisting in the hiring of associates and performing periodic performance appraisals.
Inspects subcontractor's work on a scheduled basis and ensure all areas are clean, well maintained, in good repair, and that the Company is receiving quality service from all vendors.
Perform hands-on general repair and maintenance activities including painting, tile repair, light bulb replacement, and other responsibilities as assigned.
Follow up on all problem areas in a timely and cost-efficient manner.
Prepare property inspection reports which include recommendations on additional repairs, major repairs, and capital improvements.
Interface with Tenants and Construction Supervisors on the coordination of Landlord and Tenant construction projects. (Tenant construction, major repairs, capital improvements).
Direct work requests to appropriate subcontractor or employees in a timely and cost-efficient manner.
Coordinate tenant move-in and move-out as directed by the General Manager.
Investigate complaints from tenants and contractors regarding landscaping, maintenance, repairs, and construction.
Maintain housekeeping and maintenance equipment including implementing preventative maintenance programs.
Order equipment and supplies to support facility maintenance and repair activities.
Use computer and appropriate software to generate schedules and updates and update work order and defect information.
Fountain maintenance and maintenance of the on-property water features.
Snow removal and experience with coordinating snow removal efforts.
High school diploma or equivalent.
5+ years of operations or construction management experience
Effective verbal and written communication skills.
Must be physically able to lift 50 lbs., climb and legally drive a vehicle.
Must be able to work evenings, weekends and holidays.
