The Retail Property Manager is responsible for the management of retail commercial property/properties or one or more component of a larger, complex property. Responsibilities involve a broad range of property management functions (in accordance with Property Management Agreements and property needs). Specific priorities or focus may be directed by a General Manager or the Director of Property Management depending upon the specific needs of the property.
ESSENTIAL JOB FUNCTIONS:
Develop and implement a comprehensive Strategic Business Plan which addresses the opportunities and needs of the retail component
Support leasing results through tenant leasing process from lead generation to tenant opening and as requested by Asset Manager
Actively contribute and support the leasing representative in developing and implementing the center's leasing strategy
Professionally represent the Company and develop strong relationships with existing and prospective tenants.
Proactively respond to tenant issues; conduct formal and informal tenant meetings to promote/discuss marketing, operations, and security
Support tenant coordination and work with local governmental permit agencies to overcome obstacles that can delay tenant construction
Support marketing in the development and execution of a comprehensive marketing plan that enhances the property and key retailer sales as well as sponsorship and branding programs. Deliver creative programming and maximize technological resources such as social media to connect with shoppers
Maintain exceptional visual presentation, design standards and merchandise use for the retail zones of the property
Create a positive experience for all patrons by establishing and maintaining exceptional operating standards
Assist in identifying, creating and selling revenue opportunities through strategic positioning of property assets, media assets, and programming in order to achieve the financial sales goals of the property
Responsible for developing and implementing retailer intensification strategies. Promote platform program opportunities to retailers, securing retailer offers to enhance programming
Flawlessly execute all Corporate Creative and Green programs and initiatives at the field level
Create annual marketing budgets
Responsible for monthly forecasting and maximizing marketing dollars by analyzing ROI
Develop and execute an annual marketing plan which strategically utilizes all platform programs, supports the corporate marketing objectives and positively impacts the center’s core financial objectives, sponsorship and branding income, leasing, sales, overage rent, traffic and market share
Oversee and execute all tourism programs
Coordinate and implement the creative direction for all property retail visual merchandising, signage and advertising programs
In conjunction with creative, maintain effective media relations by fielding media calls and preparing responses
Focus on driving growth of all social media channels, including fan base for Facebook and Twitter (social connections), as well as an increase in data collection, SMS and Email (subscribers)
Assist with oversight of Guest Services including the hiring and training of the Guest Services employees
Participate in Manager on Duty rotation, staff meetings, and other relevant management responsibilities
IMPORTANT JOB FUNCTIONS:
Some special events outside of the standard business hours may be required.
Performs other related duties as assigned. It is understood that Property Management responsibilities are demanding and fluid. Requirements and focus, by necessity, may change from time to time and additional responsibilities assigned when appropriate.
MINIMUM QUALIFICATIONS REQUIRED:
Education and Experience:
Bachelor’s level degree in Business or a related field; and
Three to five years of progressively responsible related experience in a commercial property, tenant management setting; or
Any combination of education, training, and experience which provides the required knowledge, skills, and abilities to perform the essential functions of the job.
