Our client is seeking a dynamic individual to manage the acquisition and disposition of retail properties throughout the Southeastern US. This role will also serve as the primary driver of all debt and financing related activities. This individual will cultivate and maintain contact with real estate brokers and property owners to find potential assets to acquire (both on and off-market) as well as maintain and expand relationships across the spectrum of all lender types. The position will report to the President/Chief Operating Officer.
Identify and establish good working relationships with investment brokers and shopping center property owners and bankers & lenders in both the institutional and private funding areas.
Develop detailed market knowledge and nurture relationships with key real estate brokers, developers, mortgage bankers, banks, and JV partners. Identify potential strategic partnership candidates with a goal of maximizing effectiveness in sourcing and selecting regional investments.
Develop relationships with key competitive peer group to enhance the identification of opportunities and to identify candidates for strategic regional partnerships.
Manage analyst support team to produce and distribute analysis, prepare and complete the underwriting of each potential shopping center.
Formulate and present a business plan for the development of new and existing territories through various types of communications and the implementation of marketing plans to share the company’s buying parameters.
Communicate with internal departments to formulate a business plan for each asset at the time of underwriting.
Direct the negotiation of purchase contracts in conjunction with company leadership, attorneys and sellers.
Present quarterly updates detailing all opportunities and pipeline activity on both the acquisition and finance/debt areas of the company.
Maintain real-time pipeline report of all acquisition and debt-related activities
Develop a forward-thinking strategy on credit and debt facilities to ensure company positions are best placed for efficiency, capability, and profit.
Investigate the financial rating of existing businesses and prospective buyers and tenants across the entire portfolio.
Understand and evaluate the desirability of the prospective location, the condition of each shopping center and the associated risk and price accordingly.
Make final presentation and recommendation to the Executive Committee pertaining to all Acquisitions and Debt
Review and evaluate existing programs; recommend policies and procedures for improving internal processes.
Assist Asset Management, Leasing and Development Managers in their effort to identify and maximize portfolio value.
Develop and coach subordinates in product sourcing, negotiation, creation, and implementation of business plans.
Represent Company as a “best in class” real estate investor in each market with the ability to perform and close deals.
Establish/maintain the Company’s reputation for integrity, strength, outstanding performance and overall excellence.
Identify and present potential Joint Venture co-investment partners on the debt and equity side.
Be the expert on specific markets – know the details regarding rents, trends, sales comps, major owners, etc.
Provide feedback on these markets – macro trends, corporate drivers/exposures, depth/type of competition, intensity of competition, probability of winning.
Be visible in the marketplace and ensure that all deals in that market are being seen. Be creative in sourcing deals including the advancement of off-market opportunities
A demonstrated track record of completing successful retail transactions.
Minimum of 5-7 years’ experience which may include acquisitions, dispositions, asset underwriting, asset management, finance, law or commercial brokerage, mergers, and acquisitions.
Degree in Real Estate/Finance or relevant field preferred.
Experience in underwriting real estate markets and knowledge of demand generators, common real estate practices, and building systems and operations.
Effective verbal, written, and presentation skills.
Requires moderate travel (asset tours, lender outreach, industry events, etc.)
Must be a team player and enjoy working in a fast-paced, exciting, collaborative environment.
