Conduct new development due diligence and analysis and make recommendations to the Chief Development Officer.
Create and deliver professional, thoughtful internal and external reports on a timely basis.
Tracking of contract timelines in a report format (deposits, closing dates, approval hurdles, etc.).
Prepare RFQ / RFP responses with the ability to thoroughly convey the Company’s ideas to vendors and clients.
Create and maintain financial models, projections, and schedules.
Assist with the management of complex development projects under construction to ensure developments remain on time and on budget.
Interact with the construction team and third-party general contractors to achieve business plan goals on specific assets.
Coordinate and compile quarterly executive summary packages for internal and exterior review for both partners and lenders.
Solicit proposals from third-party professionals at the direction of the Chief Development Officer.
Assist in the coordination of design / entitlements / permitting process at the direction of the Chief Development Officer.
Coordinate General Contractor procurement process (GMP design building contract form and competitive bid process).
Coordinate and facilitate lender due diligence and closing requirements to ensure compliance with checklists and post-closing obligations.
Process and track monthly development expenses together with accounting staff.
Attend on-site construction meetings on a regular basis at the direction of the Chief Development Officer.
Coordinate Chief Development Officer approval items vis-à-vis finish materials, color selections, design elements and features as appropriate.
Process required developer items for Certificate of Occupancy, easements, and re-platting for City/County recordation.
Coordinate meter contracts and utility connections during phasing of certain projects together with the property management team.
Review General Contractor monthly construction draws and prepare for Chief Development Officer approval and processing for payment with accounting staff.
Review project change orders and make recommendations to the Chief Development Officer.
Prepare tracking report for development leasing activities, including marketing strategy, concessions, expenses, and
Report project status during daily / weekly meetings with the Chief Development Officer.
Track and report any project issues that may arise, to allow the Chief Development Officer to resolve quickly.
Minimum of five (5) to seven (7) years of development-related experience, preferably in the retail and office sectors.
Master’s Degree from an accredited four-year college or university (or Bachelor’s Degree with four years of relevant experience).
Compensation commensurate with the level of experience.
