We’re OperationsInc, a Human Resources consulting firm. Our client, Hutensky Capital Partners (HCP) is an entrepreneurial retail real estate fund management firm located in Hartford, CT. Its affiliate, The Hutensky Group, is the property management company overseeing the operations of various wholly owned properties acquired by HCP’s retail real estate funds. The Hutensky Group is hiring an experienced Senior Property Manager to manage a portion of its shopping center portfolio located throughout the United States. It is anticipated that the property management portfolio will grow over time as the HCP retail real estate funds continue to make acquisitions throughout the United States. This is an exempt position located in Hartford, CT that reports to the Vice President, Asset Management and requires regular travel to properties located as needed. We have been retained to conduct this search on behalf of our client.
PRIMARY RESPONSIBILITIES Include the Following:
Hands on property management of HCP funds’ retail shopping centers.
Directs the day-to-day activities of risk management, safety/security, landscaping, maintenance, housekeeping, marketing and other property programs that improve the physical appearance, functional capability and security of the center.
Coordinates the development of operating income/expense and capital budgets which reflect the owner’s objectives. Analyzes and revises budget/expense projections as needed.
Forecasts and manages the capital replacement of major building systems/components including HVAC, parking lots, and/or roofing systems. Perform regular inspections to ensure that standards are upheld.
Administers leases including promptly synopsizing new leases; reviews all tenant billings, analyzes lease clauses, enforces tenant lease compliance and performs landlord obligations. Coordinates collection of delinquent tenant accounts promptly.
Engages, supervises, and approves invoices for all services required to maintain the properties to owner standard.
Manages the on-site maintenance program assuring the development of appropriate emergency procedures; develops a network of emergency services and is available for 24-hour coverage as required; continually evaluates and improves performance in the area of fire/life safety issues.
Maintains complete and accurate center files and records according to standardized systems, with an emphasis on documentation for further reference.
Prepare monthly property reports including executive summary and variance explanations.
Maintains a comprehensive and up-to-date knowledge of operational issues for all assigned centers; documents and maintains procedures in an operating manual to be used both by Hartford office staff and on-site personnel.
Manages tenant relations and coordinates requests for repairs/maintenance, CAM charges, rent charge information, lease interpretation issues, and other tenant concerns.
Represents the interests of the owner and the properties to tenants, the community, and the shopping public.
Recommends and implements programs that will contribute to center profitability. Assures the integrity of the rent roll. Provide accurate and timely reports on condition of vacant space, assist in identifying cost of Landlord’s work for proposed leases, etc.
Act as consultant and advisor to co-workers in technical property management issues and in situations involving experienced judgment and specialized knowledge.
Recommend and implement policies and procedures to enhance office functions that contribute to more efficient and effective property management practice. Streamline procedures and automate where cost effective and efficient. Establishes training methods and manuals to assure an efficient and organized approach to retail property management. Keep abreast of the latest technologies, systems and procedures relating to property management.
MUST HAVE QUALITIES
Must have knowledge of retail property and business management including budgeting, automated accounting, leasing, marketing, legal, construction, and real estate finance. Previous experience in tenant relations is a plus.
Ten or more years of applicable property management experience with retail or mixed use facilities within varied environments including institutional ownership.
Previous supervisory experience is preferred.
Proficient computer skills with Microsoft Word and Excel.
Ability to produce and analyze comprehensive financial reports and budgets with minimal technical assistance. Ability to note deviations from financial plan, determine causes and to provide recommendations on corrective action.
Ability to make and implement sound, timely decisions affecting client assets and company goals. Ability to lead to obtain objectives with a high degree of morale.
Ability to work under pressure and to exhibit diplomacy, patience and flexibility in dealing with clients, owners, tenants, staff and the public. Must be highly effective with new clients and institutional clients.
Ability to balance emphasis on the position's activity to assure maximum profit to the company. This means working on important tasks as well as urgent ones. Must use judgment to gauge value to company.
