Ensure efficient management and operation of all aspects of property.
Hire, recruit and train the best possible staff to operate the property. Hold weekly staff meetings to communicate issues and to maximize team effort.
Develop, monitor and achieve all goals and objectives of the operating income plan.
Monitor overall and individual staff performance and Conduct mid-year updates and annual reviews.
Ensure tenant and anchor compliance with leases and tenant operating manual.
Manager on Duty – Supervise all property functions on assigned dates and holiday periods. This position requires flexibility in working hours.

Administer the annual budget process

Monitor monthly results
Challenge management staff to seek income/sponsorship/partnership opportunities within responsibilities.
Develop and manage the marketing plan in collaboration with property Marketing Director and Corporate Marketing Department.
Participate in formulation of annual marketing plan and adherence to all budget guidelines for the property.
Meet weekly with Marketing Director to review marketing plan and budget.
Work directly with Store Managers, District Managers, Regional Managers and corporate offices to maximize participation in marketing opportunities.
Review sales reports and utilize them to report strengths and weaknesses of stores and categories to EVP of Properties and VP Marketing.
Maintain close communication with Corporate Marketing. Solicit input on local events, suggest new ideas for corporate events, provide constructive criticism to Corporate Marketing, provide timely recaps for all events.
Cultivate and maintain positive relationships with PR firm and local media.
As appropriate, act as public relations spokesperson. Work closely with EVP of Properties and VP Marketing on both positive and negative coverage.
Develop positive working relationship with contractors (housekeeping, security, etc.). Strategize an annual operational plan.
Support implementation of security, housekeeping, and maintenance plans.
Support implementation of Risk Management and Crisis Management plans.
D. Maximize goals and objectives of mall operational and financial plan.
E. Walk the property several times per day with and without staff to observe and note physical property issues, staff (housekeeping/security/customer service) customer interactions and tenant operations.
5. Tenant Relations
Communicate with tenants and anchor stores regarding store, category and mall performance.
Communicate with Store Managers regarding sales, marketing, operations and leasing Meet with Store Managers regularly.
6. Local Leasing
A. Work with prospective local tenants to create leasing deals leading to increased minimum rent.
B. Achieve specialty leasing
Oversee enforcement of specialty leasing standards.
7. Customer Relations
Address and respond to customer complaints – phone, email, social media and in person.
Train and support staff in addressing customer complaints.
8. Community Relations
Maintain positive image of property within community through active involvement in relevant civic and charitable organizations.
Meet periodically with local officials (police, fire, town/city managers, building inspector), in partnership with Operations/Facility Manager and Security Director (when applicable).
Keep corporate office informed of all relevant actions, planned and executed, by local authorities.
Retail or Retail Property Management experience a must
Proficient in computer usage, particularly Microsoft word and excel
