Commodore Realty is currently seeking a full-time retail Property Manager. This Position is based in Key Biscayne but will require travel to other properties in Florida. This is a great opportunity for a goal-oriented professional to join a growing, entrepreneurial company. The position is an integral part of a real estate firm responsible for the management and development of retail shopping centers.
Commodore Realty acquires, owns, leases and manages close to 800,000 square feet of grocery-anchored retail properties throughout the state of Florida. The Property Manager will be responsible for all phases of property management for assigned properties from our portfolio.
Property Manager will oversee the tenant improvements, capital improvements, maintenance and repair projects, and coordination of construction/tenant build out, projects preparation; implementation of operating budgets and the evaluation of budget performance. In charge of monitoring maintenance and projects performed by approved purveyors and in-house maintenance personnel.
Maintain effective cost control
Ensure compliance with lease obligations
Budgeting, analyzing and forecasting of property expenses, including capital expenditures
Manage accurate record-keeping and reporting of all data for properties, tenants and vendors
Obtain bids from, negotiate with, and supervise outside vendors
Oversee the condition of, and implement programs for, property maintenance
Essential Job Functions
Solicit bids for the company’s projects from general contractors, complete bid analysis, and assist in negotiating contract terms.
Oversee construction projects including site inspections/meetings, ensuring budget and schedule issues are resolved, and reviewing/approving contractor pay applications and change orders. Deliver assigned projects within budget and in accordance with delivery deadlines.
Provide regular reporting of project status, budgets, schedules, and potential issues.
Supervise and direct property management staff by establishing job requirements / responsibilities and monitoring the quality of work and adherence to company policies.
Address tenant’s questions and concerns, administer and enforce lease requirements.
Review and approve property invoices for payment using proper coding as per the approved budget.
Compensation includes a competitive salary with bonus potential.
Bachelor’s Degree (construction, engineering, real estate) preferred
5+ years of retail property management experience and/or construction management
Proficient in Microsoft Word and Excel (familiarity with Yardi is a plus)
Excellent oral, written, and interpersonal communications skills when dealing with tenants, purveyors, associates and governmental and community leaders.
Strong analytical and decision-making skills, business acumen and financial skills and organizational skills
Must be able to read and analyze construction drawings and be comfortable reviewing land development and building codes.
English speaking, reading and writing fluency is required. Spanish a plus.
