Our client is seeking a property manager to oversee a portfolio of approximately 1 million square feet of shopping center assets located primarily in the Metro Atlanta area. Job responsibilities include all aspects of shopping center management including tenant relations, budgeting, monthly and annual reporting, property inspections, client relations, and managing property vendors and maintenance staff. Must be highly organized, possess strong oral and written communication skills, and be skilled with time management.
Management of shopping center tenants including handling of tenant maintenance issues, rent collection and adherence to lease terms
Perform periodic property inspections to note current or future property maintenance needs
Responsible for all property correspondence to and from owners, tenants, vendors, and management
Manage all property maintenance including property vendors and in-house maintenance staff. Negotiate and manage vendor contracts and ensure the quality of work. Set schedule of in-house maintenance staff and direct daily/weekly activities.
Coordinate tenant move-ins and move-outs
Generating and disseminate monthly property and client reports including cash flow budget variance analyses
Generate annual property operating budgets
Communicate with clients/owners regarding property operations and reporting
Generate and disseminate annual expense reconciliations to tenants
Desired Skills / Experience:
Experience: 2-3 years of relevant experience preferred
Degree not required but preferred
Strong oral and written communication skills
Georgia Real Estate License will be required either pre- or immediately post-employment
Must be computer proficient, including MS Word and Excel. MRI experience a plus.
