JJS Holdings LLC seeks a Construction Manager (“CM”) who will lead a team of contributors from design through project completion for our client’s stores. The CM must be able to manage multiple projects to ensure that the project are completed on schedule, within budget, and according to specifications. This role with also entail the review, negotiation, and execution of construction contracts, change orders, submittals, pay applications, and associated documents.
The right CM candidate will continually challenge themselves as well as general contractors and other service providers in their means, methods, value engineering opportunities, and best practices in order to increase project quality and performance.
Identify and qualify new general contractors, as required, in order to level existing base as well as increase competition and savings potential
Source, qualify, and hire architects, engineers, environmental surveyors and any other design consultants as needed
Performs plan check upon Construction Document issuance as well as all subsequent revisions and communicates any changes to appropriate parties
Ensures all required permits and submissions are in place and have been received prior to construction start
Ensures all general contractor contracts and agreements are finalized and received prior to construction start
Track and control construction and vendor schedules to achieve completion of projects within time for a successful store opening. Review progress reports check on any reported difficulties, and correct other reported deficiencies
Track and control remodel and new construction projects
Own overall project budgets and schedules
Own the design, entitlement, and permit process
Works with Development Team to preform due diligence, feasibility, cost estimation of new sites
Ability to manage 5-10 projects
Updates construction pipeline report on a weekly basis
Ability to travel daily to sites, some overnight travel within Oregon & Washington required

Salary commensurate with experience
Minimum 5 years of experience as Construction Manager
Education – Bachelor’s degree in construction management, construction sciences, architecture, engineering, or related field. Relevant experience considered in lieu of education
Extensive working knowledge and experience of the construction process and industry - The ideal candidate will have experience with entitlement, design & building national or regional retail projects. Typical project size up to 1- acre pad sites, 2,000-5,000sf substantial remodels to existing buildings & possibly ground-up construction projects
Strong verbal communication and listening skills
Well organized and detail oriented
Manages multiple projects and deadlines with a sense of urgency and follow through
Self-starter who can work independently or as part of a team
Strong computer skills in Microsoft Office Suite including Word, Excel, PowerPoint, Outlook, Microsoft Project, and Dropbox or other cloud computing software.
Valid driver’s license
Extensive working knowledge and experience of the retail commercial construction process and industry
Proficiency and working knowledge with AutoCAD is a plus
