Lead the Property in meeting corporate’s objectives while overseeing the management, operation and financial aspects of running a shopping center.
Management, Operations and Marketing
Oversee overall management of the property including safety, cleanliness and integrity of all areas of all buildings, systems and equipment for all property users
Supervise on-site contracted services and properly prepare the team to respond in emergency and crisis situations.
Enforce all tenant lease requirements
Work closely with outside vendors, supervise contract services
Bid out vendor contracts and provide detailed summary analysis
Negotiate and prepare service and AIA contracts
Assemble and provide information as required by Corporate.
Meet with tenants regarding complaints/issues including maintenance calls
Prepare notifications as necessary to tenants regarding event, construction, etc.
Review and coordinate Tenant improvements, signage plans
Meet with tenant regarding move-in/outs & provide documentation as requested by corporate
Develop and maintain an appropriate level of community involvement representing both the property’s and company’s interest.
Have knowledge of area market including all competitive properties and area demographics
Strong tenant relations focus by establishing an effective working relationship with all Tenant/Store Managers and other key merchants, including specialty tenants to understand and drive sales.
Follow up on lease expiration schedules, meet with tenants and make recommendations
Develop and maintain an effective working relationship with the property’s leasing /broker specialist to ensure budgeted leasing activity occurs.
Financial Performance and Reporting
Achieve budgeted net operating income for property; monitor property expenses within budget
Manage property’s capital to budgeted levels
Prepare and submit all monthly/quarterly financial reports, forecasts and sales reports, and annual budget
Monitor the collections of all rents and execute appropriate collection process
Collect and assemble documentation for TI, leasing and capital projects
Review and submit tenant improvement allowances per lease documentation
Direct bookkeeping on the allocation of tenant receipts
Review tax reconciliations and semi-annual tax billings
Review annual CAM reconciliations and assist with analyzing discrepancies
Review Schedule of Charges prior to issuance of monthly tenant invoices
Approve invoices in AvidXchange prior to release of payment
Miscellaneous and Special Projects
Assist tax consultants with re-assessments
Assist with preparation of documents for lender, audit or partner financial requests
Work with marketing team to implement shopping center marketing plan
Prepare documentation for property insurance issues

Other related duties and assignments as required. Attendance and dedication are considered key elements of this position. It is essential that the General Manager expresses a professional, courteous attitude, as well as be team oriented.
EDUCATION and/or EXPERIENCE
3-7 years’ experience in Retail Property Management or a combination of Retail Marketing & Operations
A. or B.S degree highly preferred
Proficient in Excel, Word, Yardi and MRI Property Management software
