Our client is a nationally recognized publicly traded REIT specializing in the acquisition and management of high-quality single-tenant and multi-tenant retail assets which consists of strong, creditworthy tenants and is well-positioned for growth. They are seeking to hire a Regional Asset Manager who will work closely with the firm’s EVP and will be tasked with maximizing the performance of a portfolio of power and lifestyle centers. At the center of this role will be the formulation and implementation of a forward-thinking and long-term retail asset management strategy.
Support all aspects of the administrative, financial, and operational needs of the Company’s multi-tenant real estate portfolio including a mix of power centers and lifestyle centers.
Oversee the entirety of the leasing process including management of third-party leasing agents and negotiation and execution of deal terms from LOI to executed lease.
Manage every deal from start to finish
Create innovative strategies for cost savings and space utilization (i.e., repositioning spaces/centers)
Cultivate strong relationships among retailers and within the real estate community.
Address tenant issues with property management swiftly and in a professional manner.
Assist in the transformation from a 3rd party property management team to an in-house platform to implement actions to maximize long-term return on investment.
Conduct financial analyses, monitor operations, and implement actions to maximize long-term return on investment.
Complete budgets, monitor expenses, and analyze and report variances.
Provide regular reporting of operational and financial results.
QUALIFICATIONS AND COMPETENCIES
5+ years of proven experience in shopping center asset management, preferably including experience with power and lifestyle centers.
Strong track record of completed transactions with National/Regional/Local tenants
Advanced skills in Yardi/MRI/ARGUS or other similar property management software applications.
Excellent knowledge of Microsoft Office applications with the ability to develop and interpret spreadsheets in Excel.
Knowledge of financial concepts and ability to perform financial analysis including ROI, IRR, and DCF modeling.
Ability to create comprehensive reports and executive summaries.
Professional, positive, polished, diplomatic, and cooperative are required characteristics.
Strong skills as a manager with the ability to oversee and motivate internal and external resources.
Ability to create partnerships with internal Development, Finance, Accounting, and other Senior Management teams to execute portfolio and project-level business plans.
