The Property Manager manages properties in accordance with company policies, procedures and standards. This individual will have knowledge and skill in the areas of lease administration, income/expense management and administration, physical facilities management and tenant relations. This is a great position for a junior property manager who is ready to grow. This is an exempt position. ACCOUNTABILITIES - Responsible for managing all aspects of a suburban 500,000 square foot office park including operations and financial activities.
- Review and reconcile ground lease rent and common area maintenance (CAM) recovery charges.
- Complete and manage the budgeting and control of operating, non-reimbursable and capital expenditures.
- Complete all monthly, quarterly and yearend financial reporting to include variance explanations and accruals.
- Collect all Accounts receivables; Sign off on all Accounts payables.
- Maintain lease and property files in accordance with company standards.
- Supervise vendors (landscaping, janitorial, etc.) and maintenance staff.
- Field, track and follow up on building maintenance issues.
- Perform quarterly property inspections and makes a detailed quarterly report.
- Set up new lease files, administer move-in and move-out procedures, inspections and reports.
- Create/maintain computer based account files.
- Track Certificates of Insurance for Tenants and Vendors.
- Establish, adjust and maintain lease activity on Project Summary Reports and Rent Roll Reports.
- Prepare and submit annual Operating Expense Escalation letter for each tenant.
- Abstract leases, amendments and certificate of insurance forms.
- Oversee tenant finish and capital projects.
- Ensure work order system and preventive maintenance system are functional and current.
- Supervise on-site management employees to ensure optimum performance.
