Our client is seeking a General Manager with responsibility for managing the day-to-day operations of a mall and various ancillary retail owned by the company and its subsidiaries under the direction of the Regional Manager. RESPONSIBILITIES: Responsibilities will include, but are not limited to, the following: Management, Operations, and Marketing - Oversee overall management of all properties including safety, cleanliness, and integrity of all buildings, systems, equipment, and marketing.
- Develop cost-saving strategies to reduce budgeted expenses including utilities, landscaping, lighting, turnover, maintenance supplies, office supplies, tenant activities, and marketing programs.
- Manage front office personnel.
- Properly prepare the team to respond in emergency and crisis situations.
- Monitor store compliance with lease operational requirements and enforce if necessary.
- Work closely with outside vendors, supervise contract services.
- Bid out vendor contracts and prepare service contracts.
- Assemble and provide information as required by the company.
- Work with Tenant Plan reviewer to ensure that store remodels are in accordance with Landlord Criteria and are a positive reflection on the property.
- Oversee Tenant construction ensuring stores are built in accordance with approved plans and code.
- Oversee the completion of all capital projects.
- Prepare notifications as necessary to tenants regarding events, construction, etc.
- Meet with tenants regarding move-in/outs & provide required documentation.
- Work with local counsel to support insured litigation defense; company representative for insured litigation depositions.
- Work with the Marketing Manager to ensure that all events are properly executed and marketing programs are effective.
Leadership - Lead by example fostering a spirit of cooperation where all members feel their work is valued and appreciated.

- Meet with tenants regarding complaints/issues.
- Strong tenant relations focus by establishing an effective working relationship with all Store Managers and other key merchants.
- Maintain flexibility in responding to conflicting and changing priorities.
Leasing - Have knowledge of the market area including competitive properties and area demographics.
- Responsible for common area and inline short-term leasing to include prospecting for Tenants, negotiating terms and conditions, obtaining executed license agreements, and enforcing program standards.
- Participate in the development of long-term leasing strategy.
- Maintain an effective working relationship with the property’s leasing representatives. Support and provide information as required.
Financial Performance and Reporting - Develop capital projects program; prepare annual operating/capital budgets for presentation to ownership.
- Monitor and manage operating and capital expense within or under budget.
- Prepare and submit monthly/quarterly reports and forecasts.
- Responsible for maintaining a reasonable Aged Accounts Receivable balance. Lead team effort to effectively execute collections process.
- Review and submit tenant improvement allowances per lease documentation.
- Assist with analyzing CAM and other accounting discrepancies.
- Approve invoices prior to the release of payment.
Miscellaneous - Assist tax consultants with re-assessments.
- Assist with preparation of documents for lender, audit, or partner financial requests.
- Prepare documentation for property insurance issues.
- Additional duties/responsibilities as may be assigned from time to time.
