Join an exceptional team to lead, design and implement the marketing efforts for the award-winning Outlets at Tejon. As Director of Marketing, you will create a unique and dynamic shopping experience that generates targeted traffic and sales volumes. You will also direct and coordinate similar functions for the surrounding 1,450- acre state-of-the-art commercial/industrial real estate development (TRCC) within California’s “Oasis on I-5” travel stop located approximately 70 miles north of Los Angeles and 20 miles south of Bakersfield. The successful candidate will be creative, driven, energetic, flexible and a self-starter – desiring to think and act entrepreneurially within a corporation – so that unprecedented visitation levels can be achieved through exceptional execution of sound marketing strategies. The Director of Marketing works directly for the General Manager-Outlets at Tejon (OAT) and the Executive Vice President, Real Estate, relative to the Tejon Ranch Commerce Center (TRCC). This position supports the GM and the Executive Vice President, Real Estate and requires interaction with Tejon Ranch management, OAT partners, OAT store management, interim levels of store operations and/or home office corporate entities. Essential Functions: The Director of Marketing oversees and directs all marketing functions including development and execution of the marketing plan, budgets, brand management, advertising, media, online, market research, in-house creative services, tourism outreach, public relations, Calendar of Events and event execution, promotions, and field management. The incumbent interacts with all departments to provide strategic and marketing support including Leasing, Development, and Construction. Similar marketing functions will also be managed for the Tejon Ranch Commerce Center (TRCC) as described above for OAT. - Develop relationships with outside entities that are relevant to the promotion of the center, such as area restaurants, and hotels (as well as casinos, if applicable), fuel partners, entertainment venues, and other neighboring businesses, to establish cross-promotional opportunities for the
- Manage and direct the supervision of outside vendors including ad agencies, public relations firms, online agencies, tourism representatives, printers, media buying services, etc.
- Lead in the establishment and management of marketing budgets for department and individual centers – including OAT and TRCC - to ensure maximum results and company profitability.
- Develop, support, and implement tourism driven initiatives and programs inclusive but not limited to hotel and community outreach programs in and around surrounding counties/state-wide. Available to attend NTA, and IPW type conventions at the direction of Management, and partnership of Consultant/Owner.
- Actively solicit and negotiate advertising, event and property sponsorship agreements with appropriate approvals.
- Build into all marketing programs measurable objectives that evaluate return on investment and bottom-line profitability to stakeholders.
- Partner with the GM and Executive Vice President, Real Estate, to support the leasing efforts by compiling relevant statistical, demographic and marketing-related information and creating professional, compelling sales materials.
- Proactively work with and serve as a marketing resource with new and existing tenants, to increase traffic and sales – as well as provide partnership and activation opportunities through collaborative marketing efforts, especially for under-performing tenants.
- Cultivate and maintain an appropriate level of involvement in community activities, professionally representing OAT, TRCC and TRC.
- Effectively utilize, grow, and analyze e-marketing and social media efforts to engage the center customer. Monitor social media platforms for property mentions and/or comments/replies, and respond to relevant mentions.
- Seek out tenant participation in specific promotional and public relations initiatives by contacting local stores and corporate offices as needed for
- Update the web site regularly with store specials, promotions, Understand Word Press and/or other pertinent electronic tools.
- Represent Tejon Ranch at trade shows and conferences, when required.
- Other assignments as determined.
