Schwab Corporate Real Estate furthers the success of the company by selecting and negotiating acquisition or divestment of existing and future sites to provide a superior real estate position for Schwab corporate and retail offices. The group effectively and efficiently leads the day-to-day operation of the firm's portfolio of properties.
Reporting to the VP, Corporate Real Estate, the Director (Individual Contributor) is a hands-on transaction role and is responsible for handling a regional portfolio of RE transactions: Lease Acquisitions, Lease Expansions, Lease Terminations & Dispositions, Lease Renewals, Property Purchase and Sales Agreements. These RE transactions are largely retail in nature, but also include corporate offices, and other properties.

This role collaborates with Real Estate Analytics & Business Leaders in developing and delivering solutions in support of the business. The position will also work closely with Legal, Project Management, Property Management and other departments within real estate.
Build and handle strong working relationships with the regional business leaders
Coordinate all lease and sub-lease documents; process documents associated with the initial leasing, renewal, or terminations. Review transaction related documents.
Heavily involved in site-selection
Evaluate building alternatives and lease options via qualitative and quantitative analysis.
Resolve transaction, and landlord issues.
Build positive working relationships with landlords.
Present detailed approval documents to appropriate committees.
Run and deliver reports, presentations, and analysis.
Utilize economic, demographic, and RE market data to make recommendations.
What you have
Minimum 10+ years of related experience in retail real estate transaction management is required
Customer service mentality and skilled in handling internal business partners
Strong relationships within the real estate landlord, developer, and brokerage communities.
Excellent interpersonal verbal and written communication skills.
Strong analytical skills and attention to detail
Proficiency with analytical computer software, power point and performance reporting
Ability to work both independently and as part of a team.
Awareness of green leasing practices and sustainability
Experience in financial services industry preferred
Frequent travel may be required.
BA degree with emphasis in Real Estate or Finance; JD or MBA strongly preferred.
