This position has responsibility in the management of all aspects of operation for our client’s multifamily portfolio and supervision of property staff, driving to achieve the goals and objectives set by ownership. The candidate must have experience overseeing a team that manages one thousand plus rental units.
The successful candidate will possess solid business acumen, strong managerial and leadership skills, and the ability to work effectively in a fast-paced and dynamic environment. Experience working across departments such as accounting, property management, finance, and marketing is a must.
The candidate should be a highly motivated professional and willing to take responsibility for measured goals and is someone who is extremely comfortable and confident working in a fast-paced privately-held family office. This candidate needs to be focused, eager to learn, a forward thinker, and have a high sense of urgency while still paying close attention to detail.
Objectives of this role:
Strengthen the residential operations team by identifying and growing property management associates with strong values and skills.
Enhance the performance of existing residential properties as well as the lease-up of new residential properties under development.
Beat NOI plans for all residential properties in the portfolio.
Lead the residential property management team to achieve financial and retention/new lease targets and reduce operating expenses without compromising service excellence.
Read market changes and proactively drive performance of the residential portfolio through analysis of the monthly forecast versus plan, identifying hot issues, and following up diligently on actions taken.
Assist the team on operating and value-add capital projects to ensure projects stay on schedule and within budget in order to help maintain and enhance the value of the properties.
Demonstrate to property managers and maintenance managers best practices to achieve or exceed service excellence goals set by the Executive Team and ownership.
Develop effective daily, weekly, and monthly reporting with respect to leasing performance [both retention and new leases], market conditions, and competitor pricing/concessions to develop leasing strategies to achieve maximum occupancy levels.
Report out to the ownership on residential team goals and recommend actions that should be taken to achieve goals.
Build/Train property teams on company policies and procedures.
Skills and Qualifications:
7-10 years of progressively increasing multi-family or commercial property management experience.
Ability to supervise a team of property and maintenance managers.
Strong financial analysis skills, including creating budgets with a high degree of financial literacy.
High attention to detail
High sense of urgency
Ability to act swiftly and diligently to resolve issues.
Excellent communication skills, both written and oral
Experience successfully managing policy and systems implementation to achieve organizational objectives.
Expert-level knowledge of the real estate industry.
