The Commercial Maintenance Technician assists with routine and emergency service requests, as well as, preventative maintenance for an assigned single, larger and complex commercial property and/or portfolio of multiple, smaller and potentially less complex properties within a defined geographic area. Assist with the maintenance of the building’s HVAC systems and other mechanical equipment throughout the building.

Duties and Responsibilities
Monitor the operating condition and control parameters of all HVAC and mechanical equipment including central plant, chiller and water distribution.
Assist in routine repair and emergency maintenance operations of HVAC and mechanical equipment.
Perform maintenance calls, interacting directly with tenants, including routine plumbing emergencies, minor equipment malfunctions, electrical and lighting repairs, HVAC concerns, and minor structural repairs (ceiling, ceramic/vinyl tile, floor, door, etc.)
Maintain Angus Anywhere software for all tenant maintenance requests.
Perform preventative maintenance and maintain records for all building equipment.
Assist in all areas of building operations as necessary.
Respond and resolve emergency maintenance calls as needed.
Promote and maintain a safe work environment.
Performs other related duties as assigned to meet the needs of the business.
High School Diploma/GED and two to three years of experience in facility maintenance and/or mechanical repair required
HVAC experience required
EPA Type II or Universal required at hire or within 90 days of assuming the position.
Valid driver’s license from the state of residence required
Associate’s degree in a related technical or mechanical field preferred
HVAC maintenance experience with an emphasis on preventative maintenance and trouble-shooting including chilled water systems and building energy management system strongly preferred
General commercial building maintenance experience with plumbing, electrical, and janitorial preferred
Multi-tenant building maintenance experience preferred
Knowledge, Skills, and Abilities
Thorough knowledge of heating and air conditioning unit maintenance, trouble shooting, and repair
General knowledge of the repair and maintenance of appliances, lighting fixtures, and plumbing
Knowledge of occupational health and safety regulations and precautions
Knowledge and skills to operate common and specialized tools for repairs and maintenance
Ability to visually inspect units, grounds, and other aspects of the commercial property to determine adherence to standards
Skill and ability to clearly and concisely communicate verbally and in writing with professionalism when interacting with tenants and property management
Knowledge and skills to organize, prioritize, and meet deadlines
Attention to details and problem-solving skills
Ability to read, interpret and apply written instructions for repair and maintenance of equipment
Skill and ability to clearly and concisely communicate effectively verbally and in writing with tenants, staff and/or vendors
Basic computer/technical skills to operate mobile computing or communications devices
