The Senior Leasing Manager is responsible for negotiating, managing, and executing long-term in-line leasing program for mall and lifestyle centers. The incumbent will develop, meet, and exceed budgeted revenue. Incumbent's chief responsibilities will include preparing lease proposals and handling the administrative duties for the leasing department. You must possess the business acumen to cultivate new tenants through cold calls that meet the needs of each property and that will increase the perceived value of each property within our portfolio.
Research, analyze and make recommendations concerning prospective tenants for shopping centers based on credit/financing impact, tenant mix, and return on investment.
Exercise foresight in evaluating leasing situations and predetermining alternate courses of action.
Understanding of the lease documents and utilize expertise in originating, negotiating, and completing new and renewal leases for in-line
Canvass, cold call, and qualify prospective national and regional area tenants. Develop and follow through on traditional and nontraditional leasing strategies for properties to attract prospective tenants on a local, regional, and national level.
Negotiate renewals and new leases to exceed budget
Collect pertinent financial information and perform necessary due diligence on prospective tenants and compile to present to appropriate parties.
Serve as the liaison between the internal construction team and tenants regarding new buildouts.
Collaborate with property management to ensure that tenants’ requests are handled properly and efficiently.
Participate in the creation and updating of all marketing materials (brochures, flyers, offering memorandums, pitch books, tours, maps, property photos, etc.) related to new and existing opportunities through coordination with the internal marketing department.
Support company strategies and procedures in the continuing development of retail properties.
Manage program to ensure compliance with mall construction design criteria and initiatives
Manage the deal-flow process and assist in collecting revenue
Assist in collecting sales from tenants
Accuracy and fast turnaround of leasing documents
Precise budgeting of revenue
Timely collection of bad debt
Incumbent is responsible for developing the permanent in-line tenant budget.
Incumbent is key in driving ancillary revenue and unique experiences in the shopping center.
Creating backup plans for unexpected vacancies within the Shopping Center prevents revenue loss.
Position has no direct reports but leads project teams.
Bachelor's Degree required
ICSC certifications in finance, leasing, and management preferred.
5+ years of lifestyle centers and mall retail leasing experience
Strong mathematical skills.
Strong reputation for successful retailer/tenant relationships.
Strong understanding of shopping center merchandising and leasing.
Excellent communication and interpersonal skills
Ability to travel
