The Accounts Receivable Associate is part of the collection team consisting of the Property Manager, Accounts Receivable Associate and Paralegal. The Accounts Receivable Associate’s primary role supports the Property Manager’s collection of receivables, and ensures tenant compliance with rent due dates. The Accounts Receivable Associate also facilitates resolution of collection issues and aids the collection process by researching and explaining billing-related issues.
Essential Job Functions:
Contact tenants to pursue collection of outstanding balances.
Handle majority of the collection tasks to limit the need for the Property Manager’s day to day involvement.
Act as primary point of contact for tenants.
Act as liaison with Property Manager and Paralegal by initiating communication, providing information and monitoring overall tenant collection activities.
Maintain up-to-date and accurate collection comments in accounts receivable application.
Ensure that payments are applied accurately to tenant balances.
Review late fees related to outstanding tenant balances.
Review and take appropriate action on terminated account balances.
Print and mail default letters to tenants with outstanding balances.
Provide support to Paralegal on accounts requiring legal collection action including litigation.
Review at risk accounts on a quarterly basis and make reserve/write off recommendations.
Hold monthly conference call with Property Manager and Lease Revenue Accountant to resolve accounts receivable collection and billing issues.
All other duties as assigned.
High school diploma or equivalent.
Accounts Receivable experience preferred.
Computer experience, specifically knowledge of receivables software.
Experience in Real Estate a plus.
Must be able to accurately handle heavy data input.
