The Transaction Manager works directly with the client's global real estate group to develop and deliver real estate strategies. The global real estate group is responsible for managing the entire real estate portfolio, including leasing activities of all office, warehouse, and other property types. Global real estate collaborates within an extensive network of internal stakeholders to provide value add services to the overall operation of the company. The Transaction Manager facilitates the global real estate team throughout the transaction cycle.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Lead financial analysis efforts on all transaction assignments
Partner with portfolio leaders, finance leaders, and internal groups to deliver financial analysis on all transactions
Work with project managers and local brokers on obtaining market and business assumptions
Review and abstract the financial impact of a transaction from LOIs, project management budgets, invoices, and lease documents
Maintain accuracy of analysis throughout the transaction cycle
Reporting/Internal Documentation Process
Lead the production of all reporting/internal documentation necessary for completion of each transaction
Prepare documents for corporate approval submission, including the financial analysis, the narrative approval memo, and lease documents
Provide post-transaction support to the business unit, including drafting a lease input form and completing ancillary analyses
Monitor and maintain accuracy of project information on the relational database system
Lead negotiations for transactions within the portfolio of technical operations properties and small office/flex locations
Review term sheets and lease documents, including but not limited to: Proposals, LOIs, leases, amendments, letter agreements from landlords and brokers
Work with in-house legal counsel, risk management, tax, security, and health & safety teams in reviewing all documentation relating to a transaction
Draft renewal letters, termination notices, restoration agreements, and other letter agreements for in-house counsel's review
Partner with portfolio leaders to drive transactions, develop strategy, and deliver successful results for all real estate services to internal clients/business units
Coordinate and communicate with business units to determine their real estate requirements for each project and develop solutions to meet their long-term business needs
Work with lease administration to track upcoming critical dates, lease expirations, rent payments, CAM reconciliations, and other obligations associated with an agreement
Compare real estate alternatives from a qualitative, financial, timing, and risk perspective throughout the transaction process

No formal supervisory responsibilities in this position. Provides assistance and oversight such as technical guidance, and/or training to coworkers. May lead project teams and/or plan, and supervise assignments of lower level employees.
