Our client is an Atlanta-based developer of premier, institutional quality mixed-use, grocery anchored and multifamily assets throughout the Eastern United States.
They are seeking to add an individual to their leasing division who is a self-starter, team player, and excellent communicator with a minimum of three years of retail real estate experience in commercial sales or leasing. This person will be assigned a retail portfolio of properties owned by the company. The properties will primarily consist of existing and new development grocery anchored space however primarily new development, thus experience with leasing new development, especially grocery anchored is ideal. The ideal candidate will possess an established network of commercial contacts, executed lease transactions, and an excellent working relationship with the brokerage community. Essential duties and responsibilities include but are not limited to the following:
Negotiate lease proposals, amendments, and when necessary, renewals in accordance with company goals in a complete and professional manner.
Coordination with architects and prospective tenants as it relates to their needs, providing input related to layouts, demising wall locations, and understanding of basic construction requirements
A thorough understanding of retail leases, and the ability to negotiate key retail lease details from a business perspective with outside Landlord counsel
Prepare and complete all documentation, forms, and other paperwork required by the company including leasing status and forecasting reports, budgets, and occupancy projections.
Continually update competition surveys, stay current with market rent fluctuations, and NNN benchmarks at competing properties.
Occasionally work with and oversee third party listing brokers to source leads and procure leases
Prepare and distribute marketing materials to prospective tenants and brokers.
Canvas for new tenants and maintain current tenant relationships.
Lease vacant units and manage a broker network to identify potential tenants.
Interview prospective tenants and record information to ascertain needs and qualifications.
Accompany prospects to properties & discuss size, layout of rooms, available facilities & terms of lease.
Travel to territory on as needed basis to learn the market & work with local brokers
Attend ICSC events
A minimum of 3-5 years of experience in leasing or sales of retail properties on behalf of landlords or brokerage firms.
Exceptional negotiation skills with solid contacts in the real estate industry.
A proven leader, self-starter, possess strong interpersonal communication, organizational and analytical skills, as well as be creative and a strong deal closer.
Superior skills in leasing; tenant/broker contacts; understand accounting systems, and financial analysis.
Possess social media skills to assist with the marketing of our properties as well as the promotion of any vacancies in their centers
