Function: Provide construction management and project administration in the construction and re-development of a portfolio of retail shopping centers and tenant build-out projects.
Provide initial budgeting for proforma analysis, typically on a per-square foot basis; Provide periodic budget updates as progress reports on each project.
Prepare initial schedules for each tenant or phase of construction and input into master project schedule
Assist asset management team in due diligence input and cost analysis.
Review civil construction documents for accuracy and potential cost savings alternatives.
Assist asset management team in procuring permits and approvals from local authorities.
Work with consultants to formalize construction documents.
Determine, investigate, and qualify appropriate contractor resources for each project.
Facilitate the bidding process, receive qualified bids, and prepare a bid summary analysis for the asset management team review.
Assist asset management team with value engineering and cost analysis for any potential project savings.
Prepare contract documentation in forms and amounts acceptable to lenders and closing.
Review and/or prepare AIA form construction contracts and negotiate where applicable in coordination with asset management team.
Provide contractors with Notice to Proceed, after verification of permits
Hire project related testing companies and notify contractor of contacts. Review all testing for compliance.
Coordinate on-site pre-construction meetings with contractors.
Provide construction administration throughout the construction process, including problem resolution and dealing with the day to day issues of the construction process. Review and respond to all RFI’s.
Manage the bank inspector relationship, draw request correspondence and schedule as required.
Maintain project schedules and assure project reports, both internal and external are updated and being met.
Review all Requests for Change Orders and prepare Change Orders for senior management approval.
Provide periodic project inspections including pre-con meetings and punch lists.
Attend periodic on site meetings with contractors.
Maintain on-going relationships with contractor and other related parties.
Review and approve consultant invoices, including architect, engineers, testing, and special inspectors.
Review Pay Applications for accuracy and percent complete.
Coordinate for punch list inspection and follow up to assure punch list is timely completed and notifications are processed.
Confirm status for Delivery Notice and obtain all required documents for delivery.
Assure that all projects are completed under budget and all schedule Delivery Dates are met.
Maintain the warranty process with both contractors and vendors.
Provide complete construction administration per above for all tenant build-outs.
BS in Construction Management, Civil Engineering, or Architecture strongly preferred.
Supplemental education from ICSC or related industry group is a plus.
Minimum of 7 to 10 years’ experience in the management of construction projects with emphasis on retail. Experience with national, big box tenant turnkey build-out essential. Preference for someone who has worked on the landlord side of the industry.
Experience with a nationally recognized general contractor or retail developer is preferred.
Experience in managing design consultants (architectural, MEP, civil engineering, geotechnical, landscaping, traffic, etc.), managing general contractors and complete budgetary oversight.
Ability to comprehend complex construction drawings and legal documents (lease and lease construction exhibits, Site Development Agreements, ALTA and title reports, easements, etc.) and capable of reviewing documents to ensure conformity to Company and/or Tenant’s construction standards. Skilled at tracking and analyzing construction costs in order to meet pro-forma objectives and recommend budgetary adjustments as appropriate.
Must be available to travel and work varying & flexible hours.
Must be proficient with Microsoft Office software including Excel, Word and Project. Knowledge of other construction tracking and reporting or job cost software is desirable.
Must be highly trustworthy and able to handle confidential and sensitive real estate financial and transactional information appropriately.
Must possess excellent interpersonal skills and have the ability to communicate effectively with all levels of internal and external customers and contractors both verbally and in writing. External customers include contractors, design consultants, construction & RE representatives for national retail, anchor tenants& tenant contractors and consultants, and governmental agencies. Internal communications primarily include investments staff, development, accounting, leasing and property management.
