A Day in the Life of a Housing Manager:
As a Liberty Military Housing Manager, you will lead the overall leasing process and provide leadership, direction and training to the Leasing Coordinator. The Housing Manager will act as liaison between Housing Office and Liberty Military Housing. Your position will also handle leasing administration activities and will provide superior customer service to both new and existing residents.
Your Responsibilities include, but not limited to:
Ensures that all leasing staff employs effective leasing and marketing techniques and consistently follows established Family Housing Assignment Prioritization as defined in the Management Plan and provides information in regards to assignment policies and monitors individual neighborhoods vacancy rates in order to maximize occupancy and increase revenue.
Ensures accurate data entry of prospect traffic and follow up of new leads within 24 hours.
Follow up with prospects after 24 hours regarding their housing offer.
Oversee the offer process daily to new prospects.
Oversees the completion of all leasing paperwork. Conducts periodic audits to ensure lease files maintained properly.
Take pictures and send floor-plans of homes to prospects if requested.
Complete quarterly market survey
Update hot sheet weekly, track weekly offers and communicate to housing and Regional Property Manager.
Walk new move-ins to ensure Liberty Military Housing standards.
Tour homes with new prospects.
Maintains open and clear communication with all cross-functional departments and the Regional Management team to manage business results effectively.
Assists staff in the performance of their duties and day-to-day operations of the property.
Maintains accurate and in-depth knowledge of all aspects of the communities, particularly in areas such as Basic Allowance for Housing (BAH), unit availability, square footage and amenities. This also includes knowledge of all individual neighborhoods and the pay bands and size units for each pay band within each individual neighborhood.
In conjunction with the Regional Property Manager's guidance, the Housing Manager is responsible to maintain positive occupancy rates by managing daily leasing activity. Monitors the community market conditions daily in order to anticipate market changes and trends that could affect the profitability of the communities.
Organizes and oversees local/neighborhood outreach marketing, through fostering relationships with local businesses and community events. Offers input and suggestions in regards to advertising and promotions to generate prospect traffic.
Partners with cross-functional management team and maintenance staff to ensure community appearance meets company standards and demonstrates curb appeal.
Regularly monitors in processing brief experience to ensure the best customer experience is taking place and superior service is always the focus.
Collaborates with Regional Property Manager on transfer concerns or best practices.
Proactively delivers superior customer service, identifying needs, facilitating resolutions and communicating with residents about resident concerns to establish customer satisfaction and loyalty.
Ensures staff is knowledgeable in alternate assigning policies such as Priority Housing and its guidelines.
Understands Ground Lease and Waterfall compliance and the relation to the assignment of the homes off the wait list.
Trains staff on waitlist management.
Accurate data entry of resident information into technology platform to ensure there are no errors in the transmission of the BAH from or audit errors from the Government compliance criteria.
Thorough understanding of auditing and reporting requirements.
Understands and complies with federal, state and local fair housing laws and standards, as well as landlord/tenant laws and regulations and banking laws.
Represents Liberty Military Housing in a professional manner at all times. Consistently maintains a professional, courteous attitude when dealing with residents, coworkers, vendors and the public.
Communicates job expectations, coaches and counsels staff on job performance and disciplinary issues. Provides recommendations and guidance in defining career paths and professional development plans.
Provides leadership and mentors staff. Promotes a positive work environment that encourages collaboration and teamwork. Trains, coaches and assists new team members with the leasing and marketing process and procedures including providing uncompromising customer service to both current and prospective residents.
Performs other duties as assigned by Regional Property Manager.
What You Need for Success:
A minimum of five years customer service experience with advanced proficiency in sales.
Prior supervisory skills.
Excellent verbal and written communication skills, including ability to communicate effectively with internal and external customers.
Excellent computer proficiency (MS Office - Word, Excel and Outlook).
Must be able to work under pressure and meet deadlines, while maintaining a positive attitude and providing exemplary customer service.
Ability to work independently and to carry out assignments to completion within parameters of instructions given, prescribed routines, and standard accepted practices.
High school diploma or GED required.
A college degree or some college coursework preferred.
The position requires mobility within the office and the ability to operate a computer, phone and other office machinery.
Ability to lift up to a maximum of 50lbs.
Position requires use of personal/company vehicle, ability to travel to multiple locations, must have valid driver's license.
Ability to travel to other regional locations for work, training, meetings and other work-related activities.
Must be able to talk, listen and speak clearly in person and on telephone.
