Job Summary:
The Director of Retail Leasing will contribute to the development of objectives and strategy for the retail leasing team. The Director will be a key contributor to the team, executing the majority of local and regional deals while leading a team of retail leasing associates.
Responsibilities:
- Work alongside the VP of Retail Leasing to contribute to the development of retail leasing strategies and objectives in line with Bedrock’s strategic vision and planned growth
- Lead and support Bedrock’s retail leasing process across the entire portfolio
- Participate in the creation and implementation of the annual retail merchandising strategy
- Work with the VP of Retail Leasing to create and manage the retail leasing budget and participate in establishing annual market leasing assumptions
- Assess performance against budgets regularly with leadership to ensure successful lease transactions and return on investment
- Lead complex/high profile negotiations of retail lease agreements, including LOI’s (Letters of Intent), leases, renewals, and broker agreements and ensure accurate and timely execution of lease details
- Lead leasing associates in negotiations of retail lease agreements, including LOI’s, leases, renewals, and broker agreements, to ensure accurate and timely execution of lease details
- Evaluate value-added opportunities through upgrading tenant mix and/or repositioning commercial space within the portfolio
- Provide input, as requested, from a leasing perspective on proposed retail developments and acquisitions
- Collaborate with internal Bedrock teams, including acquisitions, communications, construction, development, finance, legal, marketing, property management, technology and tenant experience to ensure seamless execution of company initiatives that have a retail leasing component
- Cultivate and foster relationships with local, regional, and national companies and brokers to establish a professional network and create new leasing opportunities
- Maintain a strong knowledge base of the local market, including potential competition
- Remain at the forefront of industry trends, including the newest retail concepts

Qualifications:
- Bachelor’s degree or equivalent education, training, and experience; Advanced degree in a specific functional or technical area of responsibility is preferred
- Approximately 10 years of retail leasing experience required
- Approximately 3 years of experience in a leadership role required
- Michigan real estate license required
- Deep understanding of the deal process from start to finish
- Ability to manage multiple projects with input from a range of stakeholders with accuracy and speed under time-sensitive deadlines
- Ability to make sound and reasonable decisions
- Demonstration of integrity, ingenuity, and inventiveness in the performance of assigned tasks
- Travel as needed to meet with prospective and current tenants as well as visit owned assets and attend industry conferences
