Our Client is a Philadelphia-based real estate private equity firm that specializes in the acquisition and management of opportunistic industrial and flex assets in the Greater Northeast region of the United States. Founded in 2017, the company brings an institutional approach to their investment strategy, focusing on middle-and upper-middle market B & C Industrial/Flex-product primarily located in the SEPA/SNJ markets. Both Founders were born and raised in the company’s core markets – bringing a rare local point of view that is crucial to the firm’s strategy.
Our Client evaluates industrial and flex investment opportunities critical to e-commerce, fulfillment, manufacturing, and production processes throughout the Greater Northeast. They have built and maintained a vast network of debt and equity relationships, streamlining the internal funding process for each new acquisition. In addition, the firm’s size and nimble approach enables quicker actions and decision making compared to competitors – ranging from acquisitions to leasing to capex and cosmetic work on newly acquired assets.
As a fully integrated firm – with internal infrastructure ranging from construction to property management – our Client delivers an unmatched approach to strategic industrial acquisitions and asset management. The firm currently owns and manages over 6 million square feet of industrial space in the Greater Northeast region.
Participate in the design process providing budget, schedule, and constructability input
Qualify general contractors for specific projects and develop strong base of qualified/competent subcontractors
Prepare project budgets, schedules, and bid packages for review and approval
Assist in securing all applicable permits
Direct architects, contractors, and consultants, through project completion, to ensure compliance with the approved budget and schedule
Assist in resolving engineering and design problems
Monitor contractor performance
Monitor and maintain data and coordinate resolution and completion of all requests for information submittals
Directly supervise the efficient utilization of resources and make recommendations to senior management for improvement opportunities as necessary

Project Administration and Accounting
Provide day to day management, technical direction, supervision, and coordination of all construction activities for the duration of each project
Participate and take leadership role in progress meetings
Review and approve contractor application for payments as well as selected consultant invoices for processing that are consistent with the approved project budget or subsequent change orders
Analyze monthly construction job costs billings to ensure accuracy and timely billings
Track construction progress against the approved project schedule and constructions methods and means for expected quality
Issue change order logs for senior management review and approval
Interface with permit plans reviewers and inspectors
Administer punch list and project close-out activities, including acceptance and completion of project
Manage and maintain "As Built" construction drawings in the master file system for departmental use
May be asked to carry out supervisory responsibilities for Construction Managers. Responsibilities include:
Interviewing, recommending hiring, and training employees
Planning, assigning, and directing work; appraising performance
Rewarding and disciplining employees; addressing complaints and resolving problems
