The Director, Real Estate NA is responsible for a portfolio of existing leases/stores in one or more assigned territories. This position will play an active role in continuing to evaluate and revise RE Strategy based upon recent new store opening results and supporting data. This individual will negotiate new, relocation and renewal lease transactions within their assigned area and will collaborate with TVP of Operations as well as Director Major Malls, in effort to ensure a holistic market strategy approach. Position will report to and partner directly with the VP of Real Estate to develop, implement and monitor strategies both within the RE team and cross-functionally. Presentations will be created for submittal to VP and Real Estate Committee.
•Within assigned territory: negotiate lease transactions (~60 annually) for existing portfolio of stores (lease renewals and extensions). Additional new store, relocation and remodels transactions consistent with created market plan (~25 annually). •Partner with other RE Directors and VP of RE to develop process for and oversee consistent and thorough execution of quarterly asset review with Operations partners. This process is intended to enhance portfolio planning as well as communication between RE and Operations •Establish knowledge of entire NA portfolio and markets as well as competitor movements with those markets. •Work with the VP Real Estate to manage the successful execution of Claire’s strategic real estate market plans and prospect for new store sites, negotiate leases and coordinate with Construction through the development process. •Create materials for Real Estate Committee to ensure accurate and relevant delivery •Account for high-level external and internal customer satisfaction. Develop strong working relationships and communication channels with external stakeholders (Landlords/Developers/Brokers/Leasing Agents) and key internal stakeholders in Construction, Legal, Store Operations and Real Estate Support •Develop a working knowledge of assigned regions within NA portfolio to inform real estate and capital recommendations to VP and Real Estate Committee •Support VP to establish and oversee the NA Real Estate operating and capital budgets in partnership with Construction and Finance. •Identify opportunities for process improvement within the RE team and cross-functionally, including but not limited to Construction and Lease Administration. •Perform market and financial analysis as needed, with support from RE Financial Analyst.
•Bachelor’s degree in business or related discipline, advanced degree a plus •10+ years in retail leasing with specialty retailer or equivalent experience with developer landlord •Financial and analytical skills •Understands retail market activity and synergies •Proficient in MS Office with emphasis in Excel •Ability to work independently, manage multiple projects and meet deadlines •Strong planning and organizing skills •Excellent communication, negotiations and presentation skills •Demonstrate ability to manage others, this may be more by influence then title or director report oversight. •Some travel required (+/- 25%)
