Phantom Fireworks, the industry leader for the import, wholesale and retail of consumer fireworks, is looking for a qualified and aggressive professional who possesses the talent to search for and develop additional properties as part of a national retail chain selling consumer fireworks. Phantom operates over 80 permanent retail locations in 16 states as well as thousands of temporary sales locations across the country.
This position works to open new permanent retail locations, temporary stores, and tent and stand locations. It is responsible for site selection and negotiations for new properties as well as the development and sale of existing properties. The ideal candidate will be able to select new locations based on demographic research, locations, zoning requirements, and community identity.
Requirements for this position include a Bachelor’s degree or higher as well as experience in the following areas:
Five years commercial real estate development (Please note: We are not looking for someone who has only managed residential complexes or single-location retail plazas. Multi-location experience and new site development experience are necessary.)
Working with zoning offices and municipalities to ensure successful and timely development.
Experience developing national retail or restaurant chain properties
Conducting and analyzing demographic research
Establishing and maintaining business relationships
Negotiating lease and sale agreements
Learning new communities and assessing potential business opportunities
Identifying areas in need of development and formulating strategic plans
In addition to the required experience, candidates must also possess skills as listed below:
Excellent oral and written communication skills
Microsoft Office proficiency (Word, Excel, Outlook, Powerpoint)
Superior organizational skills
Managing and prioritizing multiple time-sensitive projects
Presenting to Executive committee as well as large groups
This position will work from the corporate office in Youngstown, OH and travel frequently as necessary. Must be able to work extended hours throughout peak fireworks selling season and manage a travel and client budget in the most effective manner to be in accordance with the company's expense guidelines. Candidate must have the ability to work both independently and as a team player with both a professional and positive attitude.
