Remote position based in southeast Ohio or northern Kentucky and will be responsible for the overall operation of an assigned portfolio with specific duties including physical oversite of portfolio, negotiation and successful execution of property service contracts, operating and capital improvement projects, budget preparation, tenant lease management, finical reporting, and providing best in class customer service. This individual will work closely with Asset Management, Accounting, and Construction.
ESSENTIAL DUTIES AND REPONSIBILITIES
Works closely with Asset Manager to inform decisions in furtherance of enhancing the fiscal and physical performance of the portfolio by managing operating expenses, analyzing troubled tenants, making recommendations on occupancy strategy and delivering best in class customer service.
Performs all duties as required by specific leases, including the collection of rents, tenant sales and insurance, demand / default notifications, and Landlord maintenance responsibilities. Direct tenant contact for assignments.
Negotiates and administers all service contracts and invoices under the direction of the Director of Property Management / Asset Manager.
Responsible for monthly financial reporting including budget variances, rent collections, sales reporting, tenant insurance compliance, and physical inspections of assigned properties.
Performs delivery of spaces for new tenants from walk through rent commencement. Coordinates initial design and specifications of tenant improvement or other construction projects and with Director of Construction / Asset Manager.
Oversees capital improvements as required.
Ensures compliance with portfolio wide initiatives and required local, state, federal laws and regulations that pertain to the operating of facilities.
Communicates with listing brokers, both internally and externally, regarding marketing & leasing properties.
MINIMUM REQUIREMENTS
Minimum of 3 years’ experience in retail, office, and or industrial property management.
Ability to manage multiple properties and to interact with national and local tenants.
Excellent written and verbal communication skills with both internal and external customers.
Proficient in MS Word and excel, accounting/lease systems (MRI Preferred).
Ability to work independently and be a self-starter.
Collaborative disposition when interacting with leasing, accounting, and asset management.
Working knowledge of industry standards, market conditions and vendor compliance, lease abstracting, and annual reconciliation process.
Ability to understand and interpret lease language.
Strong customer service skills with the ability to foster relationships and solve problems.
Performs other related duties and assignments as assigned.
