Bottom-line accountability for the short term in-line and common area Tenant program.
Prospect, locate, evaluate, and develop potential retail tenants and income-generating opportunities for the shopping center.
Negotiate leases for RMU’s, kiosks, pop-ups, vending, temporary and assigned long term inline Tenants to achieve financial objectives of the property.
Collaborate with national leasing representative.
Support and work with tenants on visual merchandising.
Accountable for leasing budget, tenant sales reporting, and lease renewals.
Responsible for the short-term Tenant’s aged accounts receivable, and billing inquiries.
Manage RMU and kiosk operational standards including conduct, cleanliness, and presentation.
PRIMARY RESPONSIBILITIES
The ongoing temporary leasing of in-line stores, RMU’s, Kiosks, pop-ups, vending, temporary and permanent inline Tenants.
Prospect and build relationships with local entrepreneurs, leasing representatives, brokers, and local prospective tenants.
Review publications, attend trade shows, industry related events to identify businesses that would be potential tenants.
Specialty leasing initiatives including sponsorships and advertising in collaboration with Marketing.
Pursue development of innovative and revenue generating uses.
Preparation of all license agreements and amendments
Coordinate the successful store set-up, relocation, and, when needed, termination and closing procedures of tenants.
Support and work directly with tenants on their visual merchandising. If required, work as a liaison between Tenants and outside merchandising consultant to enhance appearance and ensure all tenants meet the center’s visual merchandising requirements and standard of operational excellence.
Work with the center’s marketing team to ensure the Specialty Leasing program and Tenant openings are promoted in the mall’s marketing efforts including advertisements, in-mall signage, directories, and social media.
Coordinate with accounting to ensure collection of tenant sales and manage receivables. Fully understand the health and performance of the specialty leasing program
Prepare and adhere to the annual income and expense budget for the Specialty Leasing Program and provide periodic forecasting.
Partner with marketing to develop specialty leasing sales materials and sales strategy.

QUALIFICATIONS
Education and Experience
Two – three years prior Specialty Leasing experience required.
BA or Associates degree preferred.
Knowledge /Skills
Demonstrated strong negotiation and sales ability.
Strong oral and written communication skills.
Collaborative, persuasive, creative and results oriented.
Proficient in Microsoft Office, Word, Excel, and commitment to learn in-house systems.
Bilingual is a plus but not required.
Ability to work on nights, weekends and holidays as required.
Respectful, courteous, and projecting a professional attitude and image to the team, public and retailers.
Self -reliant and motivated. Enjoy creating new programs and “figuring it out” with limited instruction.
Ability to multi-task, prioritize work, and meet deadlines.
