The Big Box Leasing Representative is responsible for the production of national, regional, and local Big Box deals across the Company’s Real Estate portfolio. The successful candidate will be a goal-oriented, results-driven individual with a track record of executing Big Box leases with minimal supervision. This individual will be a key member of the Leasing team, and will need to garner trust, support, and respect across multiple disciplines within the Company to accomplish his or her goals.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Establish and promote relationships and leasing activity with desirable Big Box retailers across Company’s national platform through retailer visits/meetings, attending ICSC and other industry trade shows, phone conversations, and electronic communications.
Negotiate and execute leases with Big Box retailers to fill existing box vacancies, redevelop anchor store spaces, utilize available land for new development, or combine mall spaces for the benefit of the asset.
Engage and cooperate with the brokerage community to promote Company assets and generate box leasing activity.
Execute renewals and lease amendments with existing Big Box tenants within the portfolio.
Coordinate and effectively document box leasing activity with the mall leasing directors, regional leasing VPs, mall managers, Legal Department, and outside counsel.
Coordinate with Development, Construction, and Finance teams to determine viability of development projects, and work with all groups to generate plans and models to gain internal project approvals.
Track, communicate and report on box leasing inventory and activity to partners, and lenders as applicable.
Maintain and communicate up-to-date knowledge of Big Box retail activity, news, and trends.
QUALIFICATIONS:
Education and Experience
Bachelor’s Degree and 7+ years retail leasing experience with at least 3 years Big Box experience.
Broker’s License preferable but can be obtained upon commencement of employment.
Knowledge/Skills
In-depth knowledge of deal structures and lease terminology.
Strong negotiating and closing skills.
