Rapidly expanding Central Florida developer currently undergoing accelerated growth seeks a Vice President of Asset Management for its portfolio of retail assets across the country. To qualify you must have:
Hands-on real estate operations, with detailed attention to proactive asset management and value creation.
Prior construction and project management experience a plus along with financial concepts and methodologies.
Advanced computer skills, MRI, and Microsoft Office required.
The position requires the day-to-day responsibility for a portfolio of retail assets across multiple states throughout the country.

PRIMARY RESPONSIBILITIES:
Manage specific assigned properties to achieve or exceed annual Business Plan and client objectives. Achieve leasing, net operating income, cash flow, and capital expenditure targets for assigned assets. Achieve or exceed forecast asset value and return targets. Manage properties with the objective of meeting or exceeding underwriting forecasts.
Requires extensive internal and external communication with the CIO, Investment Committee, and joint venture partners.
Possess an ownership mindset to drive long-term asset planning and positioning.
Oversees and participates in the preparation of annual operating and capital improvement budgets along with CAM reconciliations to tenants.
Review plans from a long-term ownership and management standpoint identifying areas of impact to future operating tenants and/or extensive future cost obligations.
Provide recommendations and comments on establishing control documents for developments i.e. REA, ECR and POA to develop world class assets and favorable responsibilities to all parties involved.
Oversee the leasing team on lease negotiations, reviewing LOIs and/or lease operations language, guiding listing and commission agreements.
Coach and guide the real estate portfolio team on customer service and process improvements in all retail, medical, office and land assets.
Involved in legal matters as it pertains to the operations of the portfolio including tenant disputes and lease interpretations.
Lead team to collaborate and verify that the critical dates/milestones from the tenant lease are fulfilled throughout the construction and tenant delivery process.
Oversee the property management of assets throughout the year through routine property inspections, AR/eviction proceedings, lease renewals, and hurricane/disaster preparedness and response.

7-10 years of professional experience, with prior senior asset management experience.
EDUCATION & EXPERIENCE:
Strong leadership skills with extensive prior asset management experience and financial and competent real estate transaction knowledge and experience.
Ability to work closely with executive team regarding asset strategy and repositioning plans.
Possesses a hands-on approach to all aspects of work, and has strong management, team building, and interpersonal skills.
Ambitious in their career pursuits with a drive and passion to excel and be part of helping to grow and expand a thriving business.
Position will require occasional travel within the U.S.
MBA and/or an advanced degree preferred.
