The primary role of the Junior Property Manager will be to oversee, and have direct accountability for, the operation, management, financial performance, leasing, and marketing efforts of two properties located in Charlotte, North Carolina. In this role, the Junior Property Manager will be exposed to, and provide leadership in, all facets of running a property while working directly with the center personnel / contractors and senior management.
Activities:
Manage and Operations
Manage both in-house and third-party personnel to ensure the center operations are carried out efficiently and effectively in a first-class manner including marketing, security, maintenance, overall staffing, janitorial, and landscaping, etc.
Responsible for bidding, negotiating, and managing third-party contracts to achieve best in class service at competitive rates.
Conduct weekly site inspections to ensure that the project is being maintained to the highest standards and within budget.
Review, coordinate and complete any Landlord’s Work required per the lease. Tenant Improvements, Landlord’s Work, signage submittals, and the capital budget to be coordinated with corporate construction department.
Negotiate timely resolution of tenant delinquency, termination, or lease modification requests.
Ensure timely collection of rents, receivables, sales reports, and insurance certificates.
Execute appropriate defaults, demands and/or collection efforts in a time sensitive manner.
Ensure real estate taxes are paid, engage tax consultants, and review/assist as necessary to keep tax assessments as low as possible.
Take a leadership interest in working with senior management to develop the 5 to 10-year capital plan for the property.
Financial and Reporting
Responsible for developing the annual budgets from start to finish.
Develop temporary tenant and seasonal leasing programs to maximize income potential responsible for tracking and contributing to all aspects of income generation.
Maximize property cash flows through managing CAM and operating costs, implementing cost saving programs when appropriate and maximizing the percentage of recoverable expenses received from tenants.
Monthly reporting and tracking of annual budget including variance analysis.
Assist corporate property accountant in preparation of monthly financial statements and property reports.
Approve A/P, process payables in conjunction with corporate property accountant.
Lease Administration, Lender Compliance and Project Documents
Responsible for lease administration including but not limited to responsibility for lease compliance, tracking of critical dates and clause (i.e., renewals, kick-outs, etc.), reporting requirements, and compliance with exclusives, prohibitions, and co-tenancy.
Send professional notices, have commencement letters executed, and complete other required lease documentation timely.
Read and abstract all leases.
Responsible for adhering to all lender requirements including but not limited to submitting budgets, quarterly financials, and obtaining lease approvals.
Ensure compliance with all property regulations and project documents (ECRs, REAs, Development Plan, etc.).
Assist the Project Manager or Construction Manager with capital and/or Tenant Improvement closeout and funding requests.
Leasing Support and Involvement
Have a thorough knowledge of market including all competitive properties and area demographics.
Monitor lease expiration schedules, meet with tenants, and recommend future courses of action.
Develop and maintain a good working relationship with the property’s leasing team (both internal and external) to ensure lease-up and optimal tenant mix to achieve maximum rent and sales.
Assist leasing efforts: show space, motivate leasing team, provide all pertinent info to lease space quickly, review/respond to LOI’s and information requests, review leases, and help finalize transactions.
Handle short-term temporary leasing and solicit sponsorships in conjunction with the marketing coordinator.
Marketing Oversight, Tenant Relations, and Public Relations
Maintains a responsive open line of communication with tenants including handling tenant complaints, lease enforcement, and compliance with the shopping center rules.
In conjunction with Marketing Director, responsible for developing, managing, coordinating, and executing the marketing plan/budget to increase traffic and sales.
Reviews marketing program, advertising, and events to ensure they are innovative, targeted, and effective.
Reinforces and maintains relationships with local businesses, community groups, news media and governmental entities. Keeps an eye on community trends.
Opens and maintains communication with local police, fire, and civic authorities.
Serves as a spokesperson and community leader to bring goodwill to the project.
QUALIFICATIONS:
3+ years as an Assistant Property Manager or Property Manager with increasingly responsible commercial real estate property management experience and supervision, with strong emphasis on retail properties.
Undergraduate degree in related field.
Excellent written (including writing financial reports) and oral communication skills.
Strong work ethic and ownership of work.
High degree of initiative, motivation, and ability to self-start.
Ability to effectively manage multiple tasks.
ICSC, IREM, or other trade organization designation is preferred.
Demonstrated ability to work with team members such as accounting, construction, leasing, and senior management.
