JOB OVERVIEW:
Our Client seeks a highly motivated, dynamic individual to join their rapidly growing team as Property Manager or Assistant Property Manager. This is a newly created position. You will work in tandem with the Directors of Property Management to build valuable experience and a strong skill set to manage assets effectively, while managing a local portfolio with limited supervision. RESPONSIBILITIES:
Assist Directors in managing a portfolio of retail properties in addition to directly managing a local portfolio of assets.
Address tenant inquiries, concerns, and requests in a professional and timely manner, providing exceptional customer service.
Conduct regular property inspections of the local portfolio to ensure compliance with safety, security, and maintenance standards.
Develops scopes of work and supervises on-site personnel for maintenance and construction projects of local portfolio, ensuring adherence to project timelines and budget guidelines.
Prepare annual budgets and CAM reconciliations for the local portfolio.
Review and code invoices for approval for local portfolio, maintaining accurate records and ensuring timely payments.
Complete Landlord Work for local portfolio as required by lease agreements as assigned by and with the assistance of Directors.
Acts as after-hours emergency contact for local portfolios.
Monitor receivables and proactively contact tenants to collect outstanding balances for the company portfolio.
Process and distribute tenant utility bill backs for the company portfolio.
Assist with executing the onboarding process for new property acquisitions as assigned by Directors and prepare local portfolio for dispositions.
Support property managers in various tasks, including maintaining property files, preparing correspondence, and training Property Administrator.
QUALIFICATIONS:
Bachelor's degree in Real Estate, Business Administration, or a related field is preferred.
Three (3) years’ experience in property management or a related field is a plus.
Strong organizational and time management skills, with the ability to prioritize and multitask effectively.
Excellent communication and interpersonal skills, with the ability to build and maintain relationships with tenants, contractors, and team members.
Detail-oriented with a focus on accuracy and thoroughness in all tasks.
Proficient in MS Office Suite and property management software (experience with Yardi or similar software is a plus).
A customer-centric mindset, with a commitment to providing exceptional service to tenants and clients.
Ability to work independently as well as part of a team, demonstrating a strong work ethic and a willingness to learn and grow.
