JOB OVERVIEW:
As a Property Coordinator, you will play a vital role in the day-to-day operations of the company’s commercial portfolio. You will be responsible for coordinating and managing various activities related to leasing, tenant relations, and property maintenance. This is an excellent opportunity for an organized, self-starter who is looking to jump start a career in commercial real estate. RESPONSIBILITIES:
Assists in responding to tenant calls/emails for maintenance, dispatches appropriate vendors and follow up until completion.
Assist Property Managers with tenant move in and move out procedures.
Drafts, finalizes, and maintains all vendor contracts and assists Property Managers in collecting qualification information.
Reviewing/coding invoices for Manager’s approval.
Monitors receivables and contacts tenants to collect outstanding balances.
Processes and distributes tenant bill backs.
Monitors and collects gross sales, HVAC, and grease trap maintenance contracts. Tracks breakpoint for reporting tenants.
Procure, maintain, and track tenant and vendor insurance certificates to ensure compliance.
Drafts and distributes internal default notices, rent increase letters, RCD/Possession notices and option notices as directed by PM.
Ensure all electronic and hard files for the properties are organized and updated.
Assists with executing the on-boarding process for acquisitions of new properties and preparing current assets for dispositions.
Assist with additional duties as needed.
REQUIREMENTS:
Bachelor's degree in business, real estate, or a related field is preferred.
Proven experience in commercial property management, real estate leasing, or a related role.
Knowledge of commercial real estate practices, lease agreements, and property management principles.
Excellent organizational and multitasking skills, with a keen eye for detail.
Exceptional interpersonal and communication skills, with the ability to build strong relationships with tenants, vendors, and internal stakeholders.
Proficient in property management software and Microsoft Office Suite.
Ability to work independently and effectively prioritize tasks in a fast-paced environment.
