The Associate Development Project Manager is a member of the Client’s development and construction team, which is led by the Deal-Maker/Client Manager/Team Leader and includes the Design & Construction Manager, Real Estate Manger and Development Project Manager. General responsibilities primarily include assisting the Company team collectively in:
Completing all needed site and project due diligence.
Driving design and engineering.
Obtaining all required entitlements.
Completing all construction activities.
Closing out the project.
More specifically, the Development Project Manager, managed by the Development Project Manager, will assist with all aspects of project development through construction completion following client Real Estate Committee approval as follows:
Creating new project folder templates and working with the Accounting team to set up MRI budget line items when proforma is established and approved.
Provide support to Team Leader for all client communications (if and) when needed. Provide updates to Team Leader for weekly client progress reports.
Coordinating with the Team Leader, Real Estate Manager, and Development Project Manager to specify scope, hire, and manage all service providers to complete land due diligence, including survey, title, environmental, geotechnical, etc.
Searching for, qualifying, and recommending local engineering firms to recommend to Development Project Manager review.
Coordinating with Team Leader, Real Estate Manager, and Development Project Manager to hire and manage the service providers to complete site design, including architectural and civil engineering, and including coordination with the client and governmental entities.
Setting up and hosting pre-development calls with municipalities and utility service providers noting details of the entitlement and activation process.
Researching impact, permit, tap, and meter fees as well as utility installation schedules early on in the project to help establish an accurate proforma and project schedule.
Preparing a detailed due diligence and entitlement timeline, including client process requirements; provide regular review and update with all parties.
Obtaining governmental approvals and permits, including zoning, site, NPDES/SWPPP, access, utility, construction, and any other entitlements required to complete the project.
Assisting with the utility coordination including design, obtaining easements, maintenance documents, and installation timelines.
Requesting and running checks, picking up permits, dropping off drawings/applications, and anything else necessary to satisfy municipality requirements.
Maintaining historical database of project costs. Utilize the data to establish construction budgets, based on prototypical designs on specific sites.
Assisting with construction estimates at various times during the development cycle, including schematic-level through detailed unit estimates, often performed based on limited design documents.
Assisting in preparing the construction bid package to general contractors.
Searching for, qualifying, and recommending GC’s for DMP and Design & Construction Manager review and approval; essentially expanding the roster of qualified general contractors capable of performing in various regions.
Ensuring the accuracy of all construction plans and drawings.
Preparing general contractor contract documents. Setting up the construction team within PlanGrid or other client specified document hub.
Adding all drawing addendums, bulletins, and updates to project software as it’s generated, sending out notifications to entire project team and coordinating changes needed with General Contractor and any other party effected by a drawing or specification change.
When needed, serving as the owner/developer (Company) representative and advocate in all construction matters.
Working closely with Development Project Manager, design consultants, general contractor, and accounting team to ensure all pay applications, invoices, and change orders are accurate, executed, and allocated in MRI appropriately.
Maintaining client bi-weekly updates. Ensuring each project status is well documented.
Monitoring and thoroughly understanding construction status on assigned projects.
Managing the project delivery process, including preparation and filing of Contractor closeout documentation.
Updating Team Leader, Development Project Manager, and Design & Construction Manager as needed.
Helping Design & Construction Manager with various close out related items such as assigning punchlist items and requesting final lien waivers.
Assisting Company broker in the sale of the asset by providing Seller’s deliverables and other material as required by Purchaser.
