Our Client seeks a Real Estate Manager to join their growing Real Estate team that has the desire to learn and grow while reporting directly to the Vice President of Real Estate. This candidate is responsible for executing the Company’s growth strategy within the assigned geographic area by identifying, analyzing, validating, securing, and preparing presentations for approval for potential new locations. The focus of this job is on achieving results which are aligned with the larger picture of the organization and its strategic goals, coupled with a sense of competitive drive. Also, the ability to stay focused on results despite changing conditions is the key to achieving the performance objectives of this position.

ESSENTIAL DUTIES & RESPONSIBILITIES:
Work with Senior Management to formulate, maintain and execute real estate penetration strategies for new store growth within assigned markets.
Identify, investigate, and evaluate sites (availability, access, zoning, timing, etc.) by traveling to the assigned markets and employing strong site analysis to recommend and pursue the best opportunities.
Build and maintain a robust pipeline for each target market, thus ensuring the company achieves its strategic growth plan.
Analyze pro forma to determine financial feasibility of potential new sites.
Prepare and conduct site approval tours for VP of Real Estate.
Negotiate basic business terms (LOI) of all potential sites.
In collaboration with the Real Estate team, prepare Site Approval Packages to the Real Estate Committee.
Develop and manage network of real estate brokers to execute market specific penetration strategies and expedite the identification of best-in-class real estate locations. Expand and develop the network as necessary in new markets.
Negotiate with brokers, attorneys, property owners, and landlords for the best overall deal, based on the company's goals and deal criteria.
Thorough understanding of and ability to analyze key drivers of success for real estate projects, including data, demographic, and competitive factors.
Understand and monitor the growth strategies of all competitors in the markets.
Travel up to 60% of the time.
MINIMUM QUALIFICATIONS:
Bachelor's degree from accredited college or university in Real Estate, Business, or related field.
Minimum of 3-5 years of retail real estate site selection experience.
Must be able to be on the road for multiple days in a week and multiple weeks in a month.
Ability to maximize time and production, utilize resources effectively and efficiently, and identify MIW (Most Important Work) and execute on same.
Excellent negotiating and problem-solving skills.
Team player willing to learn new approaches.
Must be capable of handling sensitive and confidential information.
