BASIC FUNCTION: Responsible for providing accurate and timely financial information on a portfolio of commercial properties to enable Property Managers and Owners to make sound operational and financial decisions.
MAJOR DUTIES AND RESPONSIBILITIES:
Conduct a monthly review and analysis of the balance sheets, income statements and cash flow reports on portfolio of properties.
Prepare variance analysis reports for each property in portfolio by the 20th of the month following end of each quarter.
Prepare annual work papers, detailing account balances in accordance with sound accounting practices.
Provide necessary schedules from work papers to tax firm to assist in the tax return preparation. Answers questions as needed.
In conjunction with Asset Managers and Property Managers, prepares annual budgets for all properties in portfolio. Complete budgets according to the corporate budget calendar.
Annually review CAM, Real Estate Tax, and Insurance billings in a timely manner to facilitate billings per lease requirements and prepares “what if” analysis as required.
Review cash accounts and intercompany accounts routinely and supplies information regarding funding and cash needs to Owners. Ensure cash is available for operational needs.
Initiate distributions in accordance with Partnership Agreements, as required.
Provide support to Property Managers, Asset Managers and Owners in analyzing financial information.
Record new loans and refinances, supplies lenders with financial statements as required, reviews debt service ratios and analyze escrow balances and submit appropriate paperwork for reimbursement.
Maintain cash and accrual books.
Review, approve and ensure timely payment of mortgages and real estate taxes.
Prepare documentation for lender in order to be reimbursed from escrows, as needed.
Review and prepare monthly reporting packages to outside owners.
Review invoices for proper coding.
Maintain fixed asset system for deferred assets.
Maintain a tracking system for the payment of annual and semi-annual real estate taxes.
